Mistake #2: Not Preparing the Property
Even raw land needs curb appeal. Overgrown grass, junk piles, or unclear access points can scare buyers away — especially if they’re looking to build or use it recreationally.
What to do instead:
Mow or clear brush if needed
Mark property boundaries
Ensure there’s clear access (legal and physical)
Remove trash, scrap, or old structures unless you’re marketing them as a feature (We’ve gotten creative with this before – sometimes, when marketed correctly, one mans trash truly is another mans treasure!)

Mistake #3: Listing with the Wrong Agent — or Not at All
Land is not the same as a home — and selling it requires a different skill set. Many general real estate agents don’t have the tools, network, or marketing strategies for land sales. And going the For Sale by Owner route? While enticing, it can potentially limit your exposure, unless you already have a strong network.
What to do instead:
Work with an agent who specializes in land sales in Wyoming — someone who understands the mind of a land buyer – considering things such as mineral rights, water access, easements, and land-use regulations. An experienced land agent can ease the mind of an anxious buyer with their knowledge.
Mistake #4: Hiding or Withholding Important Information
Trying to gloss over land issues — like access limitations, boundary disputes, or environmental restrictions — is a surefire way to blow a deal. Serious buyers are doing their homework. If they find out you weren’t transparent, it can kill trust (and the sale). Even worst, if being dishonest landed you a sale – you’re not always ‘out of the woods’ after the sale. What to do instead:
Be honest. Disclose known issues up front. If you’re unsure, order a title report or boundary survey before listing so you know what you’re working with.

In todays high tech world, one blurry cell phone photo and a vague description like “40 acres, great views” won’t usually cut it. Today’s buyers expect maps, drone photos, videos, and a clear idea of what the land can be used for.
What to do instead:
Highlight what makes your land unique. Is it a hunter’s paradise? A future cabin site? A ranching opportunity? Use great visuals, property lines, access maps, and a compelling description to tell that story.
